My wife and I have had rental property since 1989 and bought this book aroung 1992 and found it so very helpful. The forms were used and made us more confident in the beginning plus kept us professional. Rewarding our good tenants with rebate reward once a year was always appreciated and it made for tenants that took even better care of the homes. Had one of our townhouses rented to the same tenant for over 8 years - We have since sold all but one property but keep recommending this book to friends that are just now starting on their own journey with rental property. Are we reading the same book?

This book was my landlord bible when we started in 1998. I would trade in a dozen of my other real estate books before giving up this one. You can't get a more information-packed book than this for the price of a Starbuck's coffee! I created all my rental forms and my rental agreement with this little handbook. Of course, my letters and agreement have been modified with the times but this book was indispensable advice for us first-time landlords. There may be better books out there today but I have to give credit where credit is due. This book was the backbone to our aspirations and success today.

My Property Management Bible

This book was the catalyst to my stable 100% tenant occupancy status. The only issue I've had with a tenant was before I purchased the book. All of you who cannot apply your particular real estate property type, market, or interest rates should not get into purchasing property. It would require too much brain power! The authors stress the importance of researching your potentail real estate market, state laws, and town laws. Anyone interested in buying this book would be a fool to listen to those with less than 5 stars. At the rate I'm at, I'll be able to retire in 5-7 years.

Great advice on choosing tenants

Although the Milin's financing techniques are not practical in all areas, I found that their tenant screening process was informative. As a novice investor, it helped me focus on the necessity to get the very best tenant I could, not by gambling on a gut feeling about a prospective tenant, but by using sound techniques and observations. This book does a good job of helping the investor anticipate potential problems and makes good suggestions on how to handle them.
